No, leasing an apartment or Villa does not make you eligible for a residency visa.
What is the minimum duration a property can be leased for?
This varies for each individual landlord. In general, most leases are at least 1
year old.
What is the longest period a property can be leased for?
A lease is generally subjected to renewal annually for as long as both parties agree.
If I work for a company, can I lease out a property in my name?
Yes, you can.
What are the documents required to lease out a unit in my name?
Documents required to lease out a unit in your name are, valid passport copy and
a valid UAE residency Visa.
Do properties come furnished or with electric appliances?
This depends on the individual property. Some may come furnished or semi-furnished
and some not furnished at all.
What are the payment terms for leasing out a property?
Normally, there is leasing commission charged only once. A refundable security deposit
will be required and the annual rent paid in advance by post-dated cheques. The
number of cheques or rental instalments varies depending on the landlord.
Are there any other extra charges payable?
Depends on the agreement
Would you offer extra services such as pool cleaning, landscaping etc?
Yes, this can be arranged.
Are there any cost involved for the extra services and how much?
Yes, there are costs involved for the additional services, and it depends on the
packages and what is included in each package.
What are the maintenance costs for leasing a property through Hamptons?
The maintenance cost would depend on the package of services offered.
Does the Hamptons leasing agreement include the maintenance charges?
This will depend on the package of services selected.
What are the amenities in the area?
Some of the amenities included in many areas are; schools, supermarkets, gym, swimming
pool and children’s play area.
What happens in the event of breaking a lease agreement?
If a lease agreement is broken the out-going tenant has to rent until a new tenant
is found and 1,000 Dhs break-lease penalty will be payable.
Would the rent be fixed for a couple of years or can it be increased?
The rent is subject to an annual increase as seen fit by the landlord - however,
the UAE law has capped the rent increase to a maximum of 15% at one time.
Is the tenant allowed to alter the structure of the property?
No, the tenant is not allowed to alter the structure of the property
