Steps to Buying Property in Barbados
Ready to buy property in Barbados as a foreign investor? Here's your step-by-step roadmap to navigating the purchase process from search to settlement.
Foreigners can freely buy property across Barbados, whether it’s a beach villa, hillside retreat or townhome in a gated community. There are more luxury, eco-friendly homes becoming available here too, if that’s your priority.
Most costs fall to the seller, like notary fees, the 2.5% property transfer tax for non-residents and 1% stamp duty, but you’ll need to budget around 2% + VAT for legal fees. There is no property tax, but a land tax of up to 0.75% per year. Confirm with your agent any the service fees in an apartment, resort or gated community estate, and any membership fees in a Resort.
Non-residents can get a mortgage in Barbados, but approvals take time and require documents, subject to eligibility criteria and requirements. As a general guide, typically 1% fees will apply, plus bank legal fees + 17.5% VAT. LTV typically between 60% to 70%. Many choose to pay in cash for simplicity.
Once your offer is accepted, a Barbadian attorney will handle due diligence and contracts. You’ll need to put down a 10% deposit to secure the deal.

The legal process takes a few months—your lawyer will manage it all, including title transfer and final payments. You’ll get full ownership once complete.
