Steps to Buying Property in Bermuda

Foreigners can buy property in Bermuda, but only certain high-end homes, condominiums and certain resort options are available. They can buy up to two properties only. These usually have a high rental value and start around £4.6 million. There are ARV (Annual Rental Value) limits for non-residents to keep starter homes for local families.
Beyond the purchase price, additional fees and buying costs in Bermuda are very high. Factor in a 8-12% acquisition license fee, stamp duty, legal fees, and your agent’s commission, usually around 5%. Real estate brokers and agents are licenced. Altogether, buying costs can add 10–15% to the total. We advise specialist help with finances as they can be complicated for foreigners.
If you're not paying cash, know that local banks have strict lending rules for non-residents. Some buyers use international lenders instead. You’ll need a good lawyer, registered with the Bermuda Law Association, not least to make sure the deeds are inspected.
